One of the most common specification questions the Unitex technical team receives from builders and applicators is this: do I need the cavity system or the non-cavity system?

It is a reasonable question. Both systems use the same Uni-Base Board panels. Both are CodeMark accredited. Both deliver excellent thermal performance and a quality rendered finish. But they are not interchangeable — and specifying the wrong one for your project can create compliance issues, performance problems, and unnecessary cost.

What Are the Two Systems?

Within this system, there are two primary installation configurations:

The non-cavity system is well-suited to:

Residential projects in lower-exposure environments where moisture ingress risk is manageable through correct design, detailing, and installation. For the great majority of residential builders working in metropolitan and suburban environments, the non-cavity system will be the appropriate choice. It is faster to install, uses fewer components, and delivers the same thermal performance as the cavity system for a given panel thickness.

The key requirement for the non-cavity system is installation discipline. Because there is no cavity to manage incidental moisture, the detailing at every junction, penetration, and termination must be correct. The Cavity System — When to Use It

This cavity provides two lines of defence against water ingress — the outer cladding assembly as the primary line, and the cavity as the secondary drainage and ventilation layer that manages any incidental moisture that passes the primary line.

The cavity system is the preferred choice for:

Projects with complex architectural detailing — multiple junction types, recessed windows, parapets, projecting elements, or features where water management at interfaces requires additional robustness. High-exposure environments where wind-driven rain is a consistent factor, including elevated sites, coastal locations, and buildings on exposed ridgelines. Projects above two storeys where inter-storey joints, greater wind exposure, and more complex detailing increase the moisture management requirements. Situations where the design or detailing creates moisture risk that the non-cavity system’s single line of defence may not adequately address.

In practical terms: if your project has any of the following, consider the cavity system — complex junctions, parapets, second storey or above on an exposed site, and any design feature that creates a horizontal surface or re-entrant angle in the cladding assembly where water could collect and find a path through.

The cavity system requires careful installation of the EPS cavity battens and drainage points at the base of the wall to function as designed. Refer to the Unitex technical manual for the specific installation sequence, cavity batten specification, and drainage detailing requirements.

BAL 29 and BAL 40 — Separate Configurations

It is worth noting that the BAL 29 and BAL 40 certified Unitex system configurations are separate from the cavity vs non-cavity decision. They are specific system configurations tested and certified for construction in bushfire-prone areas in accordance with AS 3959.

If your project is in a BAL 29 or BAL 40 zone, you must specify the relevant BAL-rated system configuration — not simply the non-cavity or cavity system. The BAL certifications specify the exact components (panel thickness, render type and thickness, fixings) that must be used to maintain the rating.

The Uni-IB Board — A Third Option

It accepts the same Unitex render and texture system and is used in the same way as the standard Base Board once the base coat render is applied.

The Uni-IB Board is suited to projects where the applicator has specific reasons for preferring a site-applied render coating — typically where custom profile or reveal detailing benefits from on-site render application. For most projects, the factory-pre-coated Base Board is the faster and more consistent option.

The decision between cavity and non-cavity should be made before construction begins — ideally at the design or specification stage. Retrofitting a change from one system to the other mid-project creates delay and cost.
